Steiner Studios
(Phase III)

Two NYCRC-managed entities provided loans totaling $47 million to help fund the expansion of Steiner Studios, the largest film and television studio complex outside of Hollywood.

The loans assisted the conversion of a historic building in the Brooklyn Navy Yard into a new production facility. The renovated building includes two new soundstages and production support space totaling 118,000 square feet. The soundstages consist of Stage 31, at approximately 7,500 square feet in the eastern portion of the building, and Stage 32, at approximately 22,500 square feet in the central bay.  The soundstages have approximately 58-foot clear height.  Millshops for set construction occupy the building’s western bay, with dressing rooms, wardrobe storage, office space, and other production support spaces above. In total, soundstages comprise approximately 30,000 square feet while support spaces make up the balance of approximately 88,000 square feet. 

The building was completely renovated and includes a new roof, replacement of all windows, complete façade rehabilitation, new elevators, and all new mechanical, electrical, and plumbing systems. The new soundstages follow the unique design and construction of Steiner Studios’ existing facilities, including acoustic isolation, massive silent air conditioning systems, and heavy electrical capacity to meet the needs of the production industry. The redevelopment sought to preserve and feature architectural highlights from the building’s industrial past such as overhead gantry cranes, exposed black steel beams and columns, and skylights and casement windows providing abundant natural light. Loan proceeds also funded surrounding infrastructure and site work to bring new utility services to the renovated building and studio complex as well as new surface parking lots. 

Opened in November 2004, the 780,000 square-foot Steiner Studios complex provides New York City with its first Hollywood-style (and scale) production and support facility.  Designed to the specifications of producers and facility operators in Los Angeles and supported by top New York artistic talent, Steiner Studios is a full-service, state-of-the-art “production factory,” equipped for start-to-finish production of television series, major motion pictures, independent films, broadcast commercials, photo shoots, and music videos. Steiner Studios offers 32 soundstages – including the largest (27,000 square feet) on the East Coast – ample office and support space, and abundant on-site parking.
